User consent, authorization, disclaimer, and terms of use for the PlotsUp platform.

1.Applicability & Scope
This Consent, Authorization, and Disclaimer Policy applies to all users accessing or using PlotsUp.com, the PlotsUp mobile application, web portal, APIs, communication systems, digital services, and associated platforms operated by Propin Solutions Private Limited ("Company", "PlotsUp", "We", "Us", or "Our").
By creating an account, browsing the Platform, uploading content, listing properties, subscribing to plans, communicating with users, accessing leads, using advertisements, or utilizing any service offered on the Platform, the User expressly provides consent and agrees to the following terms.
2.Common User Consent
The User understands and agrees that PlotsUp operates solely as an online technology-enabled property information sharing, listing, discovery, communication, marketing, and advertisement platform connecting property owners, brokers, developers, buyers, tenants, investors, and other users, and that the Platform merely facilitates exchange of information and communication between parties. The Company does not function as a property owner, legal verifier, registrar authority, financial institution, government body, brokerage entity, real estate advisor, title authenticator, or guarantor of any transaction, ownership, payment, possession, legality, or investment outcome.
The User confirms that all information, photographs, videos, drone footage, maps, descriptions, geo-locations, pricing details, approvals, ownership representations, contact details, documents, and other uploaded content are true and accurate to the best of the User's knowledge, that the User possesses lawful authority and permission to upload and publish such content, and that such uploads do not violate any applicable law, contractual restriction, copyright, trademark, privacy right, intellectual property right, or third-party interest.
The User further acknowledges and agrees that responsibility relating to ownership claims, title disputes, pricing accuracy, possession status, approvals, permissions, encumbrances, taxation, legality, litigation, land classification, project compliance, regulatory approvals, property dimensions, or any other matter connected with the property shall remain solely with the User and/or concerned parties involved in the transaction.
The User grants Propin Solutions Private Limited a worldwide, non-exclusive, royalty-free, transferable, sublicensable right and authorization to host, publish, display, promote, process, compress, resize, watermark, index, advertise, digitally distribute, market, reproduce, modify formatting, and remove any uploaded photographs, videos, drone shots, descriptions, maps, geo-locations, documents, contact details, or property-related information through websites, applications, social media campaigns, search engines, partner networks, promotional activities, and other digital channels as deemed appropriate by the Company.
The User expressly consents that contact details, profile information, lead information, or communication access may be publicly displayed, partially restricted, masked, subscription-controlled, credit-limited, or governed by business rules depending upon subscription plans, paid services, verification status, platform policies, operational requirements, regional restrictions, or future business models introduced by the Company. The User further acknowledges that the Company may charge fees for premium visibility, owner contact access, lead generation, communication tools, promotional services, or subscription-based access features.
The User authorizes PlotsUp to verify property details, request supporting documents, modify listing formats, reject incomplete submissions, restrict visibility, suspend advertisements, disable listings, restrict account access, remove content permanently, or take moderation action whenever complaints are received, suspicious activity is detected, duplicate listings are identified, misleading information appears to exist, legal notices are received, regulatory concerns arise, or internal compliance and operational policies require such action. The User understands and agrees that the Company shall not be obligated to provide explanations, prior notice, compensation, refunds, or damages in relation to suspension, moderation, rejection, disabling, or removal of listings or user accounts.
The User acknowledges that Propin Solutions Private Limited reserves the unrestricted right to modify pricing structures, discontinue services, revise subscription models, restrict features, introduce advertisements, enable or disable platform modules, alter lead visibility systems, revise operational policies, or change access controls at its sole discretion without prior notice.
The User expressly agrees that Propin Solutions Private Limited, its directors, employees, affiliates, vendors, technology providers, consultants, and partners shall not be liable for any property dispute, fraud, forged documentation, ownership conflict, illegal construction, rental disagreement, tenancy issue, payment default, brokerage dispute, delayed possession, false representation, transaction loss, project delay, financial loss, legal violation, or any direct or indirect damages arising from use of the Platform or property dealings initiated through the Platform. Users are solely responsible for independently verifying all property-related information before making payments, investments, rentals, purchases, bookings, or transactions.
The User understands that the Platform functions as an intermediary under applicable Indian laws and that all user-generated content is uploaded solely under the responsibility of the respective User. PlotsUp does not independently guarantee the authenticity, completeness, correctness, legality, availability, suitability, ownership validity, title status, pricing accuracy, or regulatory compliance of any listing, advertisement, or uploaded information displayed on the Platform.
The User further authorizes PlotsUp to contact them through phone calls, SMS, WhatsApp, email, push notifications, automated alerts, promotional communication, or other communication methods regarding property inquiries, account activity, subscription services, lead generation, platform updates, advertisements, offers, marketing campaigns, customer support, compliance requirements, or business communications, even where the User may be registered under DND, NDNC, or similar communication preference registries, subject to applicable laws.
The User acknowledges and agrees that these consent terms, operational policies, pricing structures, subscription conditions, privacy practices, moderation systems, communication rules, and business operations may be revised periodically by the Company and that continued use of the Platform shall constitute deemed acceptance of all revised policies and conditions.
3.Property Owner Consent
By uploading or publishing any property on PlotsUp, the Owner declares and confirms that they are the lawful owner of the property or are otherwise legally authorized to advertise, market, lease, rent, or sell the concerned property. The Owner voluntarily authorizes Propin Solutions Private Limited to publicly display, advertise, market, digitally promote, publish, process, and distribute the property listing and associated content across websites, mobile applications, digital advertisements, partner networks, social media platforms, and marketing channels operated or utilized by the Company.
The Owner confirms that all information, photographs, videos, documents, approvals, dimensions, pricing details, maps, and representations submitted on the Platform are accurate to the best of their knowledge and may be verified by the Company wherever required. The Owner authorizes the Company to contact them for verification purposes, seek supporting documentation, modify listing presentation formats, and suspend, restrict, reject, or remove listings in accordance with internal platform policies, moderation standards, legal requirements, operational concerns, or complaint handling procedures.
The Owner understands and agrees that listing visibility, ranking, promotional reach, or public display is not guaranteed by the Platform and may vary depending on subscription plans, platform algorithms, operational policies, moderation decisions, market conditions, or technical factors. The Owner further agrees that the Platform shall not be responsible for buyer conduct, negotiations, failed transactions, legal disputes, financial losses, or transaction outcomes arising from property interactions initiated through the Platform.
4.Broker / Agent Consent
By uploading, advertising, or promoting any property listing on PlotsUp, the Broker, Agent, Channel Partner, Consultant, or Intermediary confirms that they have obtained valid consent, authorization, permission, or engagement from the lawful property owner or authorized representative for publication and marketing of the concerned property on the Platform.
The Broker further confirms that all uploaded information, photographs, pricing details, approvals, descriptions, ownership representations, and related content are accurate to the best of their knowledge and are legally permitted for publication by the rightful owner of the advertised property. The Broker acknowledges that any ownership dispute, legal deficiency, title conflict, unauthorized advertisement, false representation, or regulatory non-compliance relating to the property shall remain solely the responsibility of the Broker and/or property owner.
The Broker authorizes Propin Solutions Private Limited to display, promote, process, moderate, verify, edit formatting, restrict visibility, suspend listings, seek supporting authorization proof, disable advertisements, or permanently remove uploaded content whenever complaints, disputes, suspicious activity, verification failures, or policy violations arise. The Broker further agrees that account restrictions or listing removals may occur without prior notice and without liability upon the Company.
5.Buyer / Tenant Consent
The Buyer, Tenant, Investor, or Property Seeker acknowledges and understands that property listings, advertisements, photographs, videos, pricing information, approvals, ownership claims, and all related content displayed on PlotsUp are user-generated and are uploaded by owners, brokers, developers, agents, or third parties.
The User understands that Propin Solutions Private Limited does not independently verify or guarantee ownership authenticity, title legality, pricing accuracy, project approvals, possession status, encumbrance status, documentation validity, or regulatory compliance of listed properties and that all property dealings, negotiations, payments, token amounts, rentals, lease arrangements, investments, bookings, or purchases shall be undertaken entirely at the User's own risk after independent verification and due diligence.
The Buyer or Tenant agrees that Propin Solutions Private Limited shall not be liable for any direct, indirect, incidental, consequential, legal, financial, reputational, or transaction-related loss arising from property interactions, negotiations, advertisements, user communications, or transactions initiated through the Platform.
6.Terms of Use — Introduction
This website, mobile application, web portal, APIs, smart-device applications, subdomains, communication interfaces, and all associated digital services operating under the brand name "PlotsUp", including PlotsUp.com and related platforms (collectively referred to as the "Platform" or "PlotsUp"), are owned, operated, managed, and maintained by Propin Solutions Private Limited (hereinafter referred to as the "Company", "Propin Solutions", "We", "Us", or "Our").
These Terms of Use, together with the Privacy Policy, Consent Terms, Community Guidelines, Disclaimer Policies, Subscription Policies, and any additional operational rules published by the Company from time to time, constitute a legally binding agreement between the Company and every visitor, subscriber, broker, owner, advertiser, buyer, tenant, agency, developer, or any other person accessing or using the Platform ("User").
By accessing, browsing, registering, uploading content, listing properties, purchasing subscriptions, communicating with users, or otherwise using the Platform, the User confirms that they have read, understood, and agreed to comply with these Terms and Conditions.
7.Terms of Use — Nature of Services
PlotsUp is an online technology-enabled property information sharing, listing, discovery, communication, and advertising platform that enables users to upload, promote, discover, search, advertise, and communicate regarding residential, commercial, agricultural, industrial, rental, leasehold, plotted, warehousing, office, retail, and other real estate properties.
The Platform functions solely as an intermediary technology service provider facilitating information exchange between property owners, brokers, developers, buyers, tenants, investors, and other participants. The Company neither owns, sells, rents, develops, verifies legal ownership of, guarantees, nor directly participates in transactions relating to any property listed on the Platform unless expressly specified otherwise in writing.
8.Terms of Use — Modification of Terms
Propin Solutions Private Limited reserves the unrestricted right to revise, amend, update, suspend, discontinue, modify, replace, or alter any part of these Terms and Conditions, subscription plans, operational policies, pricing structures, business models, service features, listing visibility rules, moderation standards, or platform functionalities at any time without prior notice. Such modifications shall become effective immediately upon publication on the Platform, and continued use of the Platform after such publication shall constitute deemed acceptance of the revised terms by the User.
10.Terms of Use — Verification, Moderation & Removal Rights
The User expressly authorizes the Company to review, moderate, verify, investigate, restrict, suspend, disable, reject, edit, de-prioritize, or permanently remove any listing, advertisement, image, video, user account, communication, or content uploaded on the Platform where the Company receives complaints, legal notices, ownership disputes, copyright claims, government instructions, suspicious activity reports, duplicate listings, misleading information indicators, policy violations, regulatory concerns, or where such action is otherwise considered necessary for operational, legal, technical, reputational, compliance, safety, or business reasons.
The User understands and agrees that publication of any listing on the Platform shall not create any permanent right of visibility or continuation and that the Company shall not be obligated to provide explanations, compensation, refunds, damages, or prior notice in relation to moderation, suspension, restriction, or removal decisions.
11.Terms of Use — Accuracy Disclaimer
PlotsUp does not independently verify or guarantee any listed asset's ownership, title, approvals, dimensions, legality, possession, encumbrance status, pricing accuracy, project permissions, documentation validity, regulatory approvals, RERA compliance, construction status, or authenticity of any property or user-generated information displayed on the Platform.
Users are solely responsible for independently verifying all property-related information before making any payment, token transfer, booking, rental agreement, lease arrangement, investment decision, site visit, or transaction.
12.Terms of Use — Subscription, Access & Payments
The Company reserves the right to introduce, modify, discontinue, restrict, or restructure subscription plans, lead access systems, contact visibility rules, paid features, premium services, promotional packages, advertising models, verification systems, or operational limitations at its sole discretion without prior notice. Certain features, listings, communications, owner contact information, lead visibility, promotional reach, or platform tools may remain accessible only to users subscribing to specific plans or satisfying internal compliance requirements.
Unless specifically approved by the Company in writing, all payments made towards subscriptions, advertisements, promotions, premium visibility, lead generation services, or digital campaigns shall be treated as non-refundable. Unused subscriptions, partially utilized services, expired plans, or unconsumed credits shall not automatically qualify for extensions, adjustments, or refunds.
13.Terms of Use — Limitation of Liability
Under no circumstances shall Propin Solutions Private Limited, its directors, employees, affiliates, technology providers, marketing partners, licensors, vendors, consultants, or representatives be liable for any direct, indirect, incidental, consequential, punitive, special, business, financial, reputational, contractual, legal, technical, or transaction-related losses arising from use of the Platform, including but not limited to fraudulent listings, ownership disputes, delayed possession, title defects, payment defaults, brokerage disputes, rental disagreements, data inaccuracies, third-party conduct, system downtime, cyber incidents, technical interruptions, unauthorized access, failed negotiations, or failed transactions.
Use of the Platform is entirely at the User's own risk and discretion.
14.Terms of Use — Governing Law & Jurisdiction
These Terms and Conditions shall be governed and interpreted in accordance with the laws of India. Any dispute arising out of or relating to the use of the Platform shall be subject to the exclusive jurisdiction of competent courts situated in Raipur, Chhattisgarh, India.
